Construction Updates


June 11, 2006
 

We are pleased to announce that final construction at The Cottages at Copper Point will begin this month. We anticipate having the development completed this fall and should be ready to transfer title at that time.

We would like to thank you for your patience as we worked through the very difficult approval process with The Regional District of East Kootenay. The Cottages at Copper Point will prove to be an excellent financial investment and a great opportunity to own an affordable mountain property.

March 4, 2006

We have received approval for a conditional Development Permit from the Regional District of East Kootenay. Depending on the weather and the availability of trades, we anticipate starting construction late April or early May. We hope to have it completed between the end of August and end of November - much of this time line is to facilitate BC hydro and RDEK doing their inspections.

Look for pre-construction packages to arrive the week of March 5th, 2006.


January 7, 2006

We are pleased to report we are in the final stages of the development process at Copper Point.  On January 6, we met with the engineering team at the Regional District of East Kootenay to establish what final engineering requirements are needed to begin construction in the spring. 

On our side of the development every condition has been met.  Our plan, design and schedule have been accepted.  The major delay we have experienced has been with the Regional District of East Kootenay and the Kinbasket Water and Sewer Company establishing the calculation of water and sewage flows during peak demand based on seasonal occupancy.

Based on our meeting with the District we now know what is required to satisfy them with respect to this issue.  To satisfy this requirement and to further expand their capabilities, Kinbasket has entered into an agreement with Terasen Utilities to run and manage these systems.  We apologize for the delay but are confident that we will be able to begin final construction in the spring.


October 12, 2005

On Friday October 7, the Regional District of East Kootenay finally finished their review and gave us preliminary approval for the sewer and water design. Several modifications are needed and the plan will be redrawn and resubmitted within the following two-three weeks. This redesign of the sewer and water system will have no material effect on any of the individual lots.

Were still hoping to put the deep services in this fall but the shallow services, final grading and paving will not be completed until spring. Real estate in the Windermere Valley continues to be an excellent investment as a very limited amount of supply and the red-hot recreational property market continue to drive prices upwards. Although we had hoped to finish the subdivision this fall the delay has actually added value to the lots and continues to be an excellent investment.

Please note:
The water issue in Invermere is unique only to the District of Invermere. The Cottages at Copper Point is outside the District of Invermere and is in fact in the Regional District of Windermere - thus not reliant on the town for any of its utilities. Our water comes from the Kinbasket Water and Sewer Company and they can deliver more than enough water for our requirements and future requirements for other subdivisions.

August 20, 2005

Weve now entered our next phase of construction. Starting the week of August 15th. we began the rough-grading on the roads. This is the phase where all the cuts and fills are taken out of the landscape and the road is brought up to its basic grade using the clay material that is available in the subdivision. We are still awaiting our final design approvals for the water and sewer system from the Regional District of East Kootenay. This process has taken longer than we had expected and has set our construction back approximately 45 days. We expect to receive this approval within the next two weeks at which time the plans will have to be redrafted again prior to submitting for construction permits. We still hope to be able to provide the titled lots by late in the fall. Photos

Big news out of the District of Invermere last week. There is talk of beginning to restrict growth within the District of Invermere to 8-10% per annum. This lack of available growth will continue to drive prices upwards as demand already far out-strips supply and developable land is in short supply (to say the least). The Cottages at Copper Point should appreciate at a rapid pace with this new development.

The final design work for the water, sewer and road system has been accepted by the Ministry of Transportation and the Health Department.  There are minor revisions required by the Regional District of East Kootenay.  These revisions are underway and should be completed by the middle of August.  As these revisions affect only the upper part of the subdivision, we are going to press forward and install the deep services in the lower half first, then followed by the upper half.  The clearing and grubbing is almost complete and should be finished by August 4th or 5th.  Our anticipated completion date is now closer to the middle of November.  Photos

May 30, 2005

On May 30, the final design work for the water and sewer system and the storm water management plan were submitted to the local government authorities for final approval.  This process should take approximately 4 weeks with an additional 2 weeks allocated for revisions.  Were hoping to be digging by the middle of July with completion approximately the middle of October.

May 15, 2005

Construction commenced on May 15 at The Cottages at Copper Point.  To date, the road right-of-ways have been cleared of trees and the individual building sites have been staked with their boundaries at the front and the permanent markers at the back.  As the site begins to take shape, the topography has exceeded our expectations as the view lines are greater than we first believed.  Were excited to continue to move forward and deliver the final product.  Photos
