Why is it done as a bare land strata?

The land is subdivided as a bare land strata to reduce the width of the roads and subsequently increase the size of the lots.  This will also give the ownership group the ability to hire their own snow removal without having to rely on the Department of Transportation.

Can I remove trees outside the building envelope?

The only trees that can be removed outside of the building envelope and the driveway are trees that are under four inches in diameter.  The trees provide a cottage-like ambiance and also increase the privacy of each lot.

Do I have to build with one of the builders on your website?

No although the builders on our site are experienced with construction in the Windermere Valley.  You may build with whomever you choose. You do, however, have to follow the Design Guidelines.

No.  You can build whenever you want or not at all if you so choose.

Why do I have to build at least a single garage?

In keeping with the natural setting, the objective is to have the fewest number of vehicles in view in and around the residential lots.  The single garage provides storage for at least one vehicle and also makes a great place to store boats or any other personal watercraft!

Can I make an RV pad and store recreational vehicles outside? 

Yes, additional widening of the parking spaces is permitted and is considered an extension of the driveway.  It must be paved or coved with whatever material the balance of the driveway is covered with.

Are steel roofs allowed? 

No, In keeping with the craftsman design, the only allowable roofing materials are wood shake or asphalt shingle.

Are we allowed to fence our lot? 

Yes. Although this is not encouraged, you are allowed to fence in areas and in theory could fence-in your entire lot. The development will look better if its left open and will appear larger. If a fence is required for pets, a small run would be a more esthetically pleasing solution

Does the recent advertised water shortage in Invermere affect Copper Point?

The water issue in Invermere is unique only to the District of Invermere. The Cottages at Copper Point is outside the District of Invermere and is in fact in the Regional District of Windermere - thus not reliant on the town for any of its utilities. Our water comes from the Kinbasket Water and Sewer Company and they can deliver more than enough water for our requirements and future requirements for other subdivisions.

How do I heat my home?

As there is no natural gas in the Columbia Valley, heating options are either propane or electricity. Both sources can be distributed through a mechanism that resembles a standard furnace and thus can still have air conditioning connected to it. If you chose propane, the tank must be hidden from view from the streetscape.

Are all sewer lines gravity-fed?

No. The main sewer lines through the subdivision are gravity-fed to a collection sit called a Lift Station. The sewage is then pumped from this lift station into a forced main that connects to the main sewer system located on the other side of Highway 93. As the grades on the individual lots slope away from the interior roads, most lots require a sewage pump that was installed at the time of construction by your builder.

Are culverts and approaches supplied by the developer?

No. As there is no building commitment and no restrictions as to where you locate your approach (you may want to share this with your neighbour), the developer has opted not to provide these. In addition, quite often during the construction of the home, these approaches and culverts get severely damaged and have to be re-built.
